A client had live termites coming out of a hole in her window moulding in her dining room, near the ceiling...
A contractor came in and opened up the sheetrock and the framing was still damp, with the recent rains....
....and the framing was lousy with live termites....
...the Pest Control Co. came and applied his strongest termite chemicals, and came back two hours later and re-applied same, ...after the shy little insects had been induced to come to the surface, looking for new homestead sites.
The roofer is coming tomorrow to replace the seeping roof, the source of the whole problem..
The sheetrock was re-installed, taped and painted, as it was 90% sound...
The moulding was replaced and the walls were taped and painted. $500. Would have been multiple thousands of dollars if the framing needed replacement.
Moral:
Do an exam of your house, every year, with a pro.
